I have had a storage locker in Auburn, CA for several years, although we moved to Roseville a few years ago. I recently decided to move my things closer to home and chose the CubeSmart facility closest to my home. The site manager, Tim at the Roseville, CA facility on Orlando Way was extremely helpful and went out of his way to answer any questions I had. Renting the locker was fast and painless!

Good place to store your stuff but raising the rent like it's an apartment does not work. It went from 125.00 to 143.00 in less than 2 months and then 1 year later you charge me 183.00. For a 10x10? Get real. Good luck.

TLDR; Cubesmart is perfect for part-time storage needs, but not as much long-term. But I'm happy with their service. Cubesmart advertises the best storage prices around me in Roseville ($38/mo for my 5x5 unit) but it quickly adds up, as insurance is required ($12/mo for me) and the price also goes up over time. Also, if you lock your unit wrong, they replace your lock and you're responsible for buying a new one (through them, not on your own; I think it costs $15-20). But you do get to keep the lock when you move out. Once my rate went up to $65/mo for my unit, I moved out. I was storing my stuff for about 2 years. Inside my unit, there was rat bait and pointy screws sticking inward from the walls of adjacent units. It was barebones minimal. I put a moisture absorber in there with my stuff and it soaked up quite a bit over time. Overall I'm happy with their service. Four stars

***UPDATE*** The door to my unit is, properly secured and meets the safety standards. The latch and locking mechanisms are functioning as designed, and my initial concern about the door's security was due to a misunderstanding on my part. Tim promptly followed up on my review and addressed my concerns in a professional and efficient manner. Thank you Tim. ====== I recently rented a unit at CubeSmart, and while the customer service and overall cleanliness of the facility are commendable, I encountered a significant issue with the security of my storage unit. The door to my unit was not properly secured. If you force it, you can easily take the door away from the wall. Additionally, the latch doesn't go into the metal beam that is supposed to hold the door in place, which compromises the safety of the stored items. I hope the management can address these concerns promptly, as it is crucial for customers to feel confident that their belongings are secure. Despite this issue, the staff were helpful and the location is convenient. I would recommend CubeSmart Self Storage once these security concerns are resolved.

This is the third time I've had a storage unit here and everything has been great until I went to my unit and there's rats. I called the office and the lady said they have been working on the issue, why wouldn't they give people notice of a known pest issue. Now I'm stuck with a unit holding several damaged items covered in rat feces. They requested I email them on 5/20, I emailed them and on 6/4 have only received an exit survey emailed to me. Good luck to any unit located by H1!

Will jack your rent up after around 6 months, plus or minus. Mine was bumped by 25% of the initial cost. I'd even mentioned to the manager that the previous storage place I was at did that after 4 months and how upsetting that was. He promised me that an increase wouldn't happen for at least one year... I can't figure out why I actually believed that. The storage and access was fine outside of that but whatever you think you'll pay will change very quickly so be prepared for it. But yeah, I'm personally good on CubeSmart. I'd look elsewhere.

This is an update to my review of 2022: Having stored my goods in a locked unit for several months and later my trailer outside for over a year and a half, I can report that this facility was clean, safe and secure at a fair price. Tim and the staff were always alert, helpful, friendly and knowledgeable. September 2022 I was pleasantly surprised to find that CubeSmart had two large units available for me. The price was good, the agents friendly and knowledgeable.

Diamond was the manager on duty when I was checking out my unit. I was stressed out from personal situations that resulted in needing to downsize to a storage unit. She greeted me with positivity and hospitality. She made it easy for me to start my move and even saved my wallet from being stolen by finding it on the ground and taking it into the office to stay safe. After only a month I'm heavily considering not keeping this unit. There was a major hassle just obtaining it because management made a mistake, and insisted it was because their computer was broken(which didn't make sense for the kind of problem it was). I recently received a call from them telling me that one of my locks wasn't secure; so they CUT BOTH off and want me to pay $40 for the $10 locks they put on. I know I didn't put my lock on wrong and they didn't think to provide evidence that I allegedly did. I'm definitely not interested in working with a company that uses petty tactics like that just to get 40 extra dollars.

This place is a scam. They raise your rates on your unit for absolutely no reason every six months and when I got the unit they assured me it wouldn’t (I have had that experience at another facility before) which was a total lie. Not only that but when I called to ask why my rate was going up with no notice, they said that they don’t have to keep my rate the same and that it’s “just the nature of the company”. The nature of the company is to scam people into staying? If I wasn’t moving in the next 2 months I would pull my things out now, but believe me once I do I will NEVER use cube smart again. I’m also going to make sure that everyone knows what a selfish company they are.

The facility is good, but I HATE the twice a year rent hikes. I've complained and for awhile only to get rate hikes once a year, but it's double the increase. They seem to be slow on maintenance matters also - like roof leaks. A new roll up door was installed, but it won't stay up on it's own. I have to prop it up. They do have rodent traps all around and I've only had an issue once, but it was short lived. ....10/11/2022 - A quick update. I received a call from management at my local Cubesmart after my previous edited review was posted. They reduced my rent by roughly $40/mo. and we had a good chat, but that was it. I appreciate the fact that they contacted me to try and make things right. I can't tell if the roof issue is fixed since we aren't getting much rain on the west coast, so that is a wait and see. I chose Cubesmart for my storage mainly because they have longer gate hours than many of the self storage businesses, and I like to get an early start on the day when I can. So the places that open the gates at 7am or 8am don't work for me. Of course I'd like the prices to drop but don't expect any price reductions since everyone's cost of living is going up and were all trying to not be a part of the homeless crowd. Location is convenient, however the "Free Truck use" is not really free. $40 admin fee plus you need to give them $100 cash for cleaning deposit, to be returned if you bring it back cleaned. i think they need to look up the meaning of FREE....

They raise their rates every six months no matter what. Even if you pay on time each month it doesn't matter, and they raise it so much that it is a hardship. I just moved out of here had two units and they wanted to raise my rent by $40.00 per month on each unit so $80.00 more a month for two 10x20' I left before having to pay the higher fee. The employees were nice but the units weren't that great and the prices are outrageous.

Terrible rodent problem! I stored my household items at this location for 2 months. In that short time my belongings were covered in mice feces. Management answer was that they were not responsible for rodents inside the units even though they obviously have a major mice problem!
