Mary at the Franklin, MA location was absolutely excellent. So easy to work with, and she really thought creatively and outside the box about how to accommodate our needs. She was super friendly and made us feel like CubeSmart was truly our storage home away from home! Be careful when you sign up! I signed up for a specific price but the price increased $37 per month after 4 months. I’m told the ‘fine print’ explains everything! I’m also told that the price will continue to increase until it reaches FULL PRICE. The employees are very nice but the price increases are tough to swallow. Buyer Beware!

When I got the notification that rent was increasing by $61 per month (which is over $730/year), it was time to move out. I expect a nominal rate increase, but not by $700 a year. Too expensive.

CubeSmart will quote you a "cube" with dimensions of, say, 12x12. You'll surmise that you'll have 144sqft of storage space based on those dimensions. Upon arrival you'll find that your "cube" is mysteriously in the shape of a pyramid w/ 12ft walls, cutting your storage space in half. Building staff will try to tell you it's "just a funny shape" but will fail to realize anything 12x12 that's not a square is smaller than a 12x12 square. Then they will tell you your only option is to upgrade to a vastly larger unit which "all that is available" for an additional $60-100/month. You won't have much of a choice because all your items are just sitting there needing storage. Classic bait & switch bordering on racketeering.

Clean , well lit facility. Only thing that was disappointing was not being able to use the ramp when needed because a door was broken. I understand things like that happen, but rather than a sign in the door I would prefer to see someone there repairing it. I’m in my 60’s and had to jump off a dock, pick up the material a second time and put it in my cargo van.

I just want people to know that Joe the manager treated my mother with incredible respect and supported her dignity to the ultimate degree possible. He left no opportunity untouched, while showing extreme patience when others would have understandably showed impatience. Joe let my mother try her new lock, and also the passcode on the door to the building. While Joe escorted us to my mother’s new locker, he gave her clues how to remember when to turn left or right. He wrote things down on a cheat card for her to keep in her purse to assist my mother’s independence. He clearly noted the hours my Mother could access the building and also the hours the office is open. Through the entire process Joe treated us as if we had just purchased a luxury car. Also Kudos to CubeSmart for streamlining the contract process. My mother was able to sign the lease agreement on an iPad and have a copy of of it in her e-mail in minutes.

Joe Rich is an outstanding manager of three CubeSmart locations. He is very conscientious, detail oriented, warm and extremely professional. Mr. Rich is managing through significant staffing issues but his facilities are clean, well lit, secure and professionally run. My husband and I are downsizing, and ending services we no longer need. One company made that an unpleasant experience for us. So I asked my husband if it was the same at CubeSmart? No totally different, was his reply. 180 degrees different. You would have thought I was bringing them expensive business. He said he never spent so little time feeling so greatly seen and appreciated at any retail store before like this one. He said thee previous manager wasn’t there but some new guy with a smile, and a great attitude was there. He said that the new manager Joe actually introduced him to another manager who was just sitting there so that everyone knew everyone’s first her name, I think he said her name was Meg or Ann. From what I gather my husband told Joe we emptied our storage unit earlier this week. Joe asked my husband if he took his lock with him. Instead of giving my husband some boilerplate explanation he actually asked my husband for his name or his locker number to look up his account. With that information he explained that the cubicle is paid up for a number of more days and there was no rush to go back and get the lock. Instead of being greedy and asking my husband to drive back to the unmanned facility to get the lock so they could rent it immediately. He told my my husband that considering the hour of the day as the traffic would be pretty thick he said why don’t you do this at your convenience. You have plenty of time. He also told him, he needn’t bother coming back to sign any papers. All we have to do his call the office and say your belongings and locks are gone, and that they would drive to the remote facility the next business day to verify and close out our account. We will send you an invoice for zero dollars via e-mail. We have an adult daughter. Men discounting the female co-workers are legend in this country. But my husband offered the following: I hope our Nikki has coworkers like Joe. Instead of taking all the credit for a nice experience he included “Meg” in the conversation and experience in case she could add anything helpful. If he is the new manager there, it’s a shame he wasn’t there when we started renting storage. If this is how that store treats customers who are leaving, imagine how they trust new customers arriving? I wish we knew.

My father and I stopped by the Franklin CubeSmart to inquire about storing his prized antique Corvette in an environmentally controlled storage unit. There we met the Manager Joe Rich. My father walks with a cane and walks in considerable pain that he tries to hide. This Manager is incredible. He was kind, considerate, compassionate, with just the right touch of curiosity to make my father feel welcomed and understood. Although the facility only has non-environmentally controlled units available with sufficient access to accommodate a car, Joe also offered us units to see in Milford. When my father made it clear that only an environmentally controlled unit would be to his liking, instead of discounting my father’s beliefs and needs, Joe said he understood completely. He deeply apologized for not having at his finger tips, what we wanted. He offered to research other like units at other CubeSmart facilities. My father made it clear that anything beyond Franklin or Milford was too far for him to drive. Instead of belittling my father or his wishes, Joe said he completely understood. “A car like that needs to be treasured and pampered. - given a good berth. One that won’t have you worrying needlessly at night.” My father who is Covid afraid, made it a point to shake Joe’s hand before we left. I knew in that moment Joe made my father feel special and heard. On the ride home, instead of talking about his disappointment in not finding a place for his prized car, he talked about how they don’t make managers or people like Joe anymore. He said, “I bet if we stored my car there, Joe would walk by my unit and look with caring eyes at my locked door as he walked by.” You can’t pay enough for Customer Service like that. Me, I know where I am storing our belongings when we need self storage. I just hope Joe is still working at this same location when our time comes.

Easy reservation process online. Received a phone call shortly after to confirm my intentions. This was done remotely for a family member. I was able to receive the entry pin code online to relay to the family member and a lock was ready inside the unit. A bit confusing trying to cancel the rental until I received my 'Move Out Complete' document but all in all a good experience.

My husband (David Smith) reserved a storage Unit for a company team who is transferring into this area. Joe could not have been more friendly, welcoming, warm, professional or helpful. He spoke to both us us as if we were intelligent humans rather than talking down to us. When we left there we felt we not only knew the building but also how to navigate the reservation (at no additional cost) to the name of the new team mate. We will definitely be looking to store with CubeSmart when we stage our house for sale. Thank you Joe.

Overall this CubeSmart is good. The people who work there, are what make it easiest for "us" the consumer. I think that they want you to continue to come back and I have a few times. I like utilizing this particular storage place for many reasons. The only reason why I dropped my rating down, from what would have been a 4 ? to a 3? is because my huge issue, is snow removal for safety. I have no idea how they can justify removing the snow where they do and where they don't. They did not do the ramps to get to the loading dock and entrance door. It was very dangerous act I'm disabled! All I kept thinking about, was God forbid if I had fallen - who would have been accountable for that?!!! I figured if I rented there, pay what I do, that it should be maintained for safety. Trying to get my things into storage during the winter time, I assumed that should have fallen on them. We all pick places for multiple reasons. I think this CubeSmart really has had great managers through the years and they're always willing to help the consumer. There are areas that it's run down and things like snow removal that I don't like. No matter what, this is a great CubeSmart! The outdoor storage units down the road have minimal lighting, manager’s favorite word seems to be “uhm” anytime a voicemail is left. Rent for a 5x5x8 was RIDICULOUSLY expensive ($109). Will be happily moving to another facility in the next week.

Beware. Extremely unhappy with Cube Smart Franklin. My husband and I got a large cube to store our new wedding/bridal shower gifts as we were getting ready to transition into a new home. Several months ago I went to get some items and noticed mice poop on the top of my new oven mitts. We contacted cube smart about the issue and they accused us of bringing a mouse in because they have “plenty of traps” . They offered us to switch units since ours has a giant pipe going into the floor with plenty of space for critters to get in, however the only ones available at the time were on the second level. At that time we took out as much as we could fit to store in my parents home, hoping the rest would be ok. Shame on us for not getting out then. We went to move out our stuff for good and what do you know more mice poop. We understand things happen but the only correspondence we received was a nice price increase. Apparently every 6 months their rates can go up with no notification. As previous posts mention they have pleasant staff, but obviously corporate calls the shots since we were told there’s nothing they can do. For $200 a month I didn’t expect to be throwing out more than we have to keep.

Got a storage unit this past weekend. Destiny helped me and she was awesome! Very friendly and informative. She also gave me a very affordable rate. Unfortuately the very next day when I went to move things in the only elevator was out of service and I didnt want to drive around another day with my belongings in my backseat so I used the stairs and brought my things up. It took a while and I had quite the unintended workout. Hopefully its fixed now.

Due to the storm florence that passed through Franklin this week with an outburst of extremely heavy downpour at 11:30 am several cubes received water damage. The manager debby and destiny notified me of the possibility of water intrusion to my cube. They reserved another cube that was in a dry area and emailed I for needed for insurance claim. Their teamwork was exceptional dealing with the disaster that happened and their readiness to assist all of the people the sustained water intrusion. They were always professional.

My wife and I met with Destiny on Sunday; she could have been a role model or a training video for exemplary customer service! She was courteous, helpful and very thorough. While we were touring the facility, there was a customer who had parked their van on the ramp, in spite of the signs that forbid parking on the ramp. She went up to them and in a very quiet and professional manner informed them of the "ramp policy" and asked them to move their van; I was impressed!

So far my experience has been excellent. I stopped by prior to my reservation time and spoke to the general manager who was very gracious and friendly, answering all my questions, and showed me around giving me details on how it all works. The day I went by to put my lock on and pay my fee, the person who helped me at the desk was courteous & cheerful, and she helped me with a billing situation, showed me the storage area I reserved, and gave me full attention. I just reserved yesterday so I cannot speak to any more of my experience, but the place is clean, including the inside storage units, so I am happy so far!

The sign up process was fast, professional and easy. Clarice was very friendly and out going. She handled all my questions and was very helpful on the tour of the building. Glad I rented from CubeSmart. Place is clean and organized.

They are great ! They were informative on the phone while trying to pick a cube.... After the cube was reserved they didn't think it was the right fit for my needs and called me immediately to offer a different but better storage unit. When we arrived they were there again to help by making sure we had enough carts to unload our truck and that we were going to have enough room in the storage unit. Also thought to make sure I had a lock for the door. For a moving event they were on top of making sure the customer had everything that we needed . Moving isn't enjoyable but they did everything they could to make it as easy as possible. I definitely would recommend this storage area to others.... Thanks Cubesmart... Sincerely, Marge Alexander
