The people who work at the actual facility are all nice and helpful, and the facility itself is very nice except for the mouse/rat infestation problem. However the company's "dynamic pricing" policy is a total bait-and-switch scheme. Rent went from $197 in May to $254 in November (same year, a 29% increase) to $327 in June (a 66% increase from the year before). Unless you are in NYC, where these self-storage rent hikes are unlawful, you'd be much better off with a local owner-operated company instead of a large real estate investment trust such a CubeSmart. Moving can be expensive and / or inconvenient (middle of the winter, or when you are not around), so be careful where you store your stuff.

Michelle from CubeSmart in Rochester is fantastic! I'm from California and had to make arrangements for my daughter's college things to be put in storage and she was extremely helpful and lowered my level of anxiety of getting it all taken care of from thousands of miles away. And then when we went to the facility, she was once again amazing! She made sure we had everything we needed and we were able to fly back to California knowing my daughter's things were safe and well taken care of. Thank you Melissa!!!

I used Cube Smart because it was convenient and the price was reasonable. However, I checked on my belongings yesterday to find two mice on the traps. My fault for Not paying attention to detail. I should have read the reviews and paid attention to black box that said mouse.

If I could give more stars I would. I recently relocated from NYC to Rochester. I rented their 10' 10' unit that was clean and the entire building is in pristine condition. I would recommend this storage buiness to anyone looking for a trustworthy, friendly and clean facility for your precious items. The staff including Jack the manager and Lisa are amazing and easy to work with. The thought of storing my precious items without knowing anything about Rochester was scary; however Jack made me feel comfortable and confident my stuff would be safe and the way I left it. Well it was stored there for 9 months at the best rate in Rochester and everything was immaculate. Thank You for providing an exceptional service to me and my family.

Horrible. “Climate-controlled” is a joke. Salty water from cars that drive through the facility got under my door and ruined my furniture and equipment I had there. If you have to use this place get some pallets to put your stuff on. Oh, and the mice. TONS of mouse nests in my things, including dead baby mice. And no I didn’t have any food in there, I’m talking about inside of drums and a Hammond organ. Don’t go here.

The place was clean, climate control. So so neighborhood. Be careful because the elderly salesman will sell u a 5*8*3 for the price of a 5*10. We did go over the rules when I paid the rent up front. My moving guys got everything to fit thank God! I paid up front for a years worth rent, did not get a month free. When I got there my 1st day of moving guys in I asked the elderly salesman and a 30 something associate who reminded to pull up my mask a question. I asked because the moving had to leave, could I come back but it would take longer than 4 hours to straighten everything in my unit, they told me that I would be loitering and and then they would have every right to give a day's notice to kick me out although I paid $862 up front. Please find another place for storage. These people seemed annoyed with me! who

Have the option to drive inside Incase of rain like the day I got the storage it was pouring and I was able to drive U-Haul inside and unload. Definitely and highly recommended.

My experience with CubeSmart was better than I had ever expected. It's just self storage, right? Jack was very helpful in getting my cube booked and was a pleasure to talk to. WHen we got there, the cube was not what I was expecting and the manager on duty that day, Dana, was absolutely awesome! Moved me to a better unit and was overall just a great help, even though it was a Sunday and I walked in 3 minutes before closing. She didn't hesitate to make sure we had a great experience and didn't mind having to stay a bit after her closing time to make sure we were all set up. Facility is very clean and I feel comfortable with my stuff being stored there.

Jack It's all about Jack. He was so easy to speak with. He knew the ins and outs of storage. He was able to save me some money on a long term rental and was clearly interested in my satisfaction. As moving has it's own stressors, it was not due to his "sales pitch" and I left relieved and quite content with my decision to store with your company. The location is central to Rochester, N.Y. and was extremely clean. Very easy access, I was able to drive right into building and unload my things in comfort. It was 28° outside, yet nice inside facility. The Carts available had wheels that rode smoothly into a perfectly clean storage space. I would definitely recommend this facility to anyone needing storage.

The Chapel Street location of CubeSmart Smart Storage in Rochester, New York was extremely gracious to me in a time of unexpected economic disadvantage in my life. I'm very appreciative of them and their staff for that. My unit and items were safe clean. Most importantly, when I removed my items from there, there was absolutely no signs of winter animal vermin in any of my items. Utilizing that location was definitely worth it. I had to come in and change my review below. They are liars and tell u anything so you give them a good review. I was told by both people at this location if I dont use the full month they will prorate. So I call to advise that I am moving out early and was called a liar and told they never told me that, and since I already paid I will not be getting a prorated refund. Beware of this place and dont write your review until you move out. Original review: Such a great experience. The people were very inviting and accommodating. Frank is amazing. I stopped in about a month ago after the loss of many material items due to a recent house fire. Frank was very kind & empathetic. He was very courteous & polite. Top notch customer service was displayed by Frank & he is very professional & knowledgeable with how things operate within the Cube Smart organization. Frank informed me of every detail within the contract before I could ask any questions. Every interaction I have had with Frank has been extremely pleasant. He showed much kindness which helped put me at ease during a very difficult time.

Preston and CubeSmart are worth every star! In process of relocating from NYC and the Hudson Valley. Two houses and still in contract...Moving is stressful enough. We hired movers on both ends and actually drove trucks. Show up with truck. Movers are waiting in lot. Sign on key-pad says use side door.... Apparently earlier in the day a tenant smashed into the main drive-in door.... Long story short, Preston figured out a way to resolve a stressful situation with a smooth even tempered manner. He is great and everyone I have dealt with here is great.

Frank exhibited EXCELLENT customer service. This unit was used by my 2 college kids. We reserved it very far in advance and he called to confirm a couple days before the start date and that was very reassuring. He was very service oriented and helpful on the phone. It was easy to arrange, easy to use. VERY PROFESSIONAL

Frank Capell (General Manager) was unbelievably kind and helpful during my move-in experience. He explained everything to me in detail even though there was another customer waiting for service after me. He apologized to the other customer and ensured he would be with them as soon as possible, but he did not rush with me at all. He also personally showed me my storage unit and made sure I was satisfied before taking my payment. The facilities are extremely pristine and the price I found could not be beaten by any other storage facility in Rochester. I will definitely use CubeSmart again and would recommend it to anyone looking for an affordable and smooth storage experience.

Frank and Jack were the greatest help of all time. Perfect gentlemen. Rented a 10x15ft unit for one month - it was absolutely state-of-the-art, clean, and secure. It's easy to buy rental insurance there and they have boxes and moving supplies if you need them. Would absolutely use them again in a heartbeat.

VERY CLEAN really nice set up all indoors and New !!! This was by no means the closest storage location to our location. But we are glad we picked it. The staff was Great called right after we booked the unit and followed up just before move.

My experience at CubeSmart is one that I will not forget. The management went above and beyond to make sure I got what I needed, and I cannot be more grateful. The facility is clean, and the drive through loading dock is absolutely invaluable. Of all the storage places I've been to, CubeSmart stands out as being the best one. Very impressive facilities, clean, well lit, and this part blew my mind- you can drive inside so if it’s cold and rainy you won’t get wet as you unload! The floors are even and clean. Very, very secure. Honestly can’t say enough good things about this place. Icing on the cake is that their prices are lower than the other places that I checked out!

Brand new units in a large warehouse giving the storage area a very open feel. An exciting surprise was that we could actually drive through the warehouse and right up to our unit to load and unload! Will be great for winter. My mom was already excited to visit the unit again the same day to bring more stuff. The general manager Frank was also super helpful and accommodating in getting the right unit for us. Have used cubesmart in another city, was happy to find it again in Rochester.
